Before anything else. No draw date has been announced. As of 9 September 2026 the official project site carries no 3rd-ballot draw date and no result, and the result-checker URL used for the first two ballots returns a 404. Check the ballot status page for what we verified and when. Do not pay a processing fee for a round that has closed.
1. Check you are eligible
Clause 2 is simple: a valid CNIC, or a NICOP if you are an overseas Pakistani. Nothing else at application stage — no minimum income, no DHA membership, no existing relationship. Overseas applicants have a separate page because the payment and signature logistics differ.
2. Decide the size, and the plan, before you fill anything in
The form asks you to tick one residential or commercial size and one payment plan. Clause 7 makes the plan permanent — it cannot be changed later. Work out the quarterly instalment you can genuinely carry, in a bad year, and choose from that. The calculator does the arithmetic; the payment-plan page explains what default costs.
3. Get the form from DHA, not from a dealer
Download it at the official link. A dealer’s photocopy may be from an earlier round with earlier prices, and price tables from the second ballot are still circulating widely. Check the price table against our transcription — if they differ, one of us is looking at an old document, and it is worth finding out which.
4. Pay the processing fee — correctly
PKR 10,000 / 15,000 / 20,000 for 125 / 250 / 500 square yards; PKR 30,000 to 60,000 on commercial. Four channels, all specified in clause 3:
Pay Order or Demand Draft
Drawn in favour of “Margalla Enclave”, NTN # F907422-6. Submitted with a physical application at the DHA Head Office or the site office.
KUICKPAY (online)
Through the challan generated on the DHA website.
Askari Bank, over the counter
At any Askari Bank branch, again using the online-generated challan from the DHA website.
Make it out to the right name. Pay order or demand draft in favour of “Margalla Enclave”, NTN # F907422-6. If anyone gives you a different payee or a personal account number, that is the fraud, and it is the most common one in this market.
5. Fill it in carefully — especially the email
Clause 5 deems the ballot result delivered the moment the email is generated, whether or not it reaches you, and errors in your details are expressly your risk. The 30-day payment clock in clause 7 runs from the ballot date regardless. Write the email address in block capitals and check it twice.
The form also asks your FBR Active Taxpayer status — filer or non-filer. Answer honestly; it is checked at transfer, and the difference in withholding is large. If you are not on the Active Taxpayers List and intend to be, getting on it before transfer is one of the highest-return hours of admin available to you. Why it matters, with numbers.
6. Submit, and keep your receipt
Physical applications with the pay order or demand draft go to the DHA head office or the site office. The form carries two acknowledgement slips — an office copy and a customer copy. Keep the customer copy. With the DD number and date on it, it is your only proof of payment.
7. Consider applying more than once
Clause 1 puts no cap on applications per person. Multiple applications genuinely do improve your odds in a computerised ballot — the first draw reportedly drew around 47,000 applications. Each one costs another non-refundable fee, so decide how much you are willing to spend on odds before you start.
What happens next
After the draw covers the result, the Intimation Letter, the 30-day clock and what to do if you are not successful.
