DHA tenders 1 Kanal model houses and a gas-network design for Margalla Enclave
Two notices on DHA’s Important Notices page concern the scheme. Tender CE-4-ME-26-03 invites bids to build 1 Kanal model houses in two packages, one house and two houses, with a bid deadline of 2 pm on 7 November 2026. Tender CE1/ME/E&M/26/01 sought a consultant to design the internal and external gas networks and obtain SNGPL approval within four months; its bids closed on 16 October 2026. Both are design and show-house steps. Neither says gas is connected or that any block is ready for possession.

3rd-ballot down payment extended to 4 November 2026
The deadline for successful 3rd-ballot applicants to pay the lump sum or 20% down has been extended. The 30-day window in clause 7 had run to 15 October 2026 by our count. The extended date has passed. DHA’s home page showed no later date on 5 November 2026. If you won and have not paid, ask DHA where you stand on 051-111-555-400, extension 1307; clause 7 says an unpaid allotment is cancelled automatically.

HEC land in Margalla Enclave: the CDA's 40-acre offer rejected, no decision yet
Pakistan Connect (15 Oct) and Daily Pakistan (14 Oct) report that about 250 acres the HEC paid the CDA for in 2008, for two public universities, were included in Margalla Enclave; the Prime Minister asked the CDA for a report; the CDA offered 40 acres in Sector I-17 and the HEC rejected it. No report names a block or says any balloted plot is affected. We found no published outcome of the CDA board's 19 October meeting by 29 October.

Correction: the buyer’s 236K tax is 1.25%, not 1.5%
This site printed 1.5% for 236K from FBR’s Budget 2026-27 Salient Features summary, which says 1.5%. The Finance Act 2026 as gazetted on 26 June 2026, and FBR’s Withholding Tax Rate Card 2027, set it at 1.25% of fair market value for filers. Every page and the payment-plan calculator now use 1.25%.

3rd-ballot down-payment window: 30 days ran out on 15 October
Clause 7 of DHA’s form gives successful applicants 30 days from the 15 September ballot (27 days on the 2-year plan) to pay the lump sum or 20% down. By that count the window closed on 15 October 2026 (12 October on the 2-year plan). One dealer site prints 20 October. DHA’s news feed, notices and project portal showed no extension on 17 October. If you won and have not paid, ring DHA on 051-111-555-400, extension 1307.

3rd ballot result search is live on DHA's main site
DHA's result search for the 3rd ballot, titled Margalla Enclave Islamabad Launch III, is live on DHA's main website (dhai-r.com.pk/margalla-enclave-ballot): enter your CNIC, NICOP or POC number and your application number. Successful applicants pay the lump sum or 20% down within 30 days of the 15 September ballot, which is 15 October 2026 by our count (the 2-year plan column prints 27 days: 12 October). Confirm on 051-111-555-400, extension 1307.

3rd ballot drawn on 15 September 2026
The DHA Margalla Enclave 3rd balloting was held on 15 September 2026, eleven days after applications closed on 4 September. Successful applicants pay the lump sum or 20% down within 30 days of the ballot (clause 7 of the form). DHA’s public result page was still not responding on 2 October 2026, so results are checked per applicant.

Underpass on Park Road: now open to traffic
The CDA-built underpass that serves the Park Road side of the scheme has opened, reported by ProPakistani on 18 September 2026 and by Islamabad Scene on 20 September 2026, after missing its original 30 July 2026 target. Neither report names a formal inauguration or an exact opening day, and no CDA notice has been found. The rest of the wider Rs 10 billion Park Road package — an overhead structure and service roads — is not confirmed complete.
The application window advertised as closing on 4 September 2026 has passed. DHA’s own portal shows no draw date and no result page; the ballot-result checker URL used for the first two rounds returns an error. DHA has extended Margalla Enclave deadlines before, so silence is not cancellation.
Underpass on Park Road: 30 July opening target missed
The CDA-built underpass that serves the Park Road side of the scheme did not open on its stated 30 July 2026 target. No revised date has been confirmed by a news outlet. This affects Park Road access, not the Jinnah Avenue frontage.
CDA illegal-schemes register checked: Margalla Enclave not on it
We opened the live CDA register. The only similarly named entry is “Margalla Gardens, Lehtrar Road”, a different scheme.

3rd-ballot application form read in full: 19 clauses
Form dated 14 August 2026. Down payment 20% (up from 15% in earlier rounds). Refund carries a 20% deduction. Corner, boulevard and park-facing plots carry a premium of typically 10%, 15% maximum combined. The 2-year plan’s down-payment window is printed as 27 days, not 30.
Finance Act 2026: advance tax flat at 2.75% and 1.25% for filers
Section 236C (seller) falls from a 4.5–5.5% tiered rate to a flat 2.75%; 236K (buyer) to a flat 1.25%, for filers. FBR’s budget Salient Features summary printed 1.5% for 236K; the Act as gazetted says 1.25%. The late-filer tier and section 7E are gone.
DHA’s YouTube channel uploaded two videos on this date, one titled “First-Ever Possession Ceremony of Margalla Enclave | Record-Breaking Possession in Just 11 Months”. The descriptions name no block, street or handover date; one says the ceremony was live from the Lake District. Dealer pages say it covered selected ME-2 streets on 21 May 2026. We have not found a DHA document that gives either. The portal says “possession delivered in just 11 months” and its FAQ still answers “Under-development” to whether the project is developed.

2nd computerised balloting held
The ballot was held at the Jinnah Convention Centre, with a digital auction of commercial plots (The News, 21 November 2025). Dealer sites say results came in December and the down payment was due on 24 December 2025; we have not seen a DHA notice for either. A DHA Facebook post says “the payment deadline for Margalla Enclave has been extended till 09 January 2026”. It does not say which ballot.

1st computerised balloting held
At Jacaranda Family Club, DHA Phase-2. Roughly 47,000 applications were reported against 125, 250 and 500 sq yd plots. Five weeks earlier, villagers from Kurri and Raiyara had protested over compensation and a land-record error.
A 4th round. None is announced. If DHA opens one, the form appears on its portal first and our
balloting page changes the same day.
The rest of the Park Road package — the underpass itself opened in
September 2026, but the overhead structure and service roads DHA’s Rs 10 billion
project also names are not yet confirmed finished.
Possession notices — any DHA notice naming the block and streets, and kerbs, poles and manhole covers on the ground.
Any SRO that changes the 236C / 236K rates between budgets.

Has the 3rd ballot been drawn?
Yes, on 15 September 2026. Check your result on DHA's Launch III result search (dhai-r.com.pk/margalla-enclave-ballot) by CNIC/NICOP and application number, not a dealer’s WhatsApp list.
