Possession on selected streets of ME-2, 21 May 2026. This happened. There was a ceremony, DHA filmed it, and the streets exist. It is the single strongest execution signal this project has, and it puts Margalla Enclave ahead of most Zone IV schemes of its age.
The framing around it is where care is needed. DHA’s stage billed it as “record-breaking possession in only 11 months”, and the official site still leads with “POSSESSION DELIVERED IN JUST 11 MONTHS”. Eleven months does not reconcile with either ballot date — the first draw was 24 February 2025, fifteen months before, and the second was 20 November 2025, six months before. So we carry the eleven months as DHA’s framing rather than as arithmetic. The delivered streets are real either way.
Claimed but not independently confirmed
Dealer sites describe, as of August 2026: perimeter boundary walls built, the 300-foot Jinnah Avenue formation in progress, internal roads under way across several blocks, underground utilities being laid, and land levelling complete across most sectors. We found no independent press coverage of these specific milestones. They are plausible and consistent with a scheme that has delivered possession somewhere — but they are claims, and we are labelling them as claims.
DHA’s own answer. Question six of the FAQ on the official project site, read on 9 September 2026: “Is it a developed project or non-developed?” — Under-development.. When the developer itself says under-development, no dealer is in a position to tell you otherwise.
Planned only
The Lake District, Bazar-e-Bazurg and the Jacaranda Family Club are designs. The lake in particular is worth naming plainly, because Lake District plots carry a premium built on it: there is no lake yet. Clause 17 of the application form is the relevant one — management reserves the right to alter the project plan, site dimensions and amenities, and such changes are expressly not grounds for cancellation or refund. Price the lake as a promise, and read clause 17 before you pay a premium for it.
The dependency worth watching
Access. The Park Road link is described by DHA as “nearing completion”; the CDA missed its own 30 July 2026 target for the associated underpass and we found no revised date published. Of everything on this page, that is the item most likely to move values in either direction over the next year.
How to check for yourself, in one afternoon
- Ask which block and street your specific plot is in — not the scheme, the street.
- Drive to it. If your street has no road, it has no road, whatever anyone said on the phone.
- Look for poles, laid kerbs and manhole covers. Utilities in the ground are the honest measure of development; a boundary wall is not.
- Ask whether possession has been announced for your block. Clause 14 makes possession conditional on that announcement, on full payment, and on approval of your building design — all three.
