What the price list does not include

This is the section that changes budgets, and it is the one most often left off.

1. DHA charges and government taxes

The form’s own footnote reads: “Prices are Exclusive of Applicable DHA Charges & Government Taxes.” DHA has not published a fee schedule for this project that we could find, and we are not going to invent one — ask DHA directly for the current figure for your size. On taxes, the Finance Act 2026 set the buyer’s advance tax under section 236K at a flat 1.5% for filers. On a 1 Kanal lump sum that alone is roughly PKR 1,093,153. The tax page has the working.

2. The category premium — up to 15%

Clause 13: a premium applies to preferred categories such as corner, boulevard and park-facing plots. Typically 10% for a single category, and a maximum 15% combined where a plot qualifies for more than one. The management decides the category, at its sole discretion. Here is what that does to the lump-sum prices:

Our arithmetic, applying clause 13 to the form’s own lump-sum prices. The category, and therefore the premium, is decided by the management, not the buyer.

On a 1 Kanal, a corner allocation is worth more than PKR 7 million. That is not a rounding error, and it is the reason we describe the published price as a floor rather than a price.

3. The processing fee, which you lose either way

PKR 10,000 for a 5 Marla, 15,000 for a 10 Marla, 20,000 for a 1 Kanal; 30,000 to 60,000 on commercial. Clause 3 makes it non-refundable, non-adjustable and non-transferable, and the management may reject any application at its sole discretion without giving a reason — and the fee is still forfeited. Since clause 1 puts no cap on how many applications one person may submit, people improve their ballot odds by applying several times. Each attempt costs another fee that does not come back.

Tax rates: read this before you rely on a number.

Advance-tax rates under sections 236C and 236K move with each Finance Act and can be changed by SRO between budgets. The figures below are what we read on the dates shown. Confirm the rate that applies on the day your transfer is actually executed — not the day you agree the price. Your filer status on the Active Taxpayers List at that moment is what the rate is charged against.

How this compares with the launch

The same three residential sizes launched in January 2025 at PKR 15,500,000, 30,000,000 and 56,000,000. The third-ballot lump sums are 21,434,375, 42,011,375 and 72,876,875 — increases of roughly 38%, 40% and 30% in about nineteen months.
