The 3rd-ballot lump sum is PKR 72,876,875; spread over three years it is PKR 85,000,000, with PKR 17,000,000 down. Dealers market 1 Kanal plots in ME-2, ME-3 and the Lake District. DHA’s portal and the EIA do not map plot sizes to blocks, so ask DHA to confirm your plot’s block in writing. The master-plan sheet draws 98 Kanal streets.

On a Kanal the gap between plans is large in rupees: PKR 12,123,125 between lump sum and three years. A 2-year buyer puts PKR 16,150,000 down and pays about PKR 8,075,000 a quarter for eight quarters. This size’s processing fee is PKR 20,000. Run the numbers with premium and tax.

The master-plan sheet (Master Plan Margalla Enclave — Kuri Road, Zone-IV, Islamabad, a dealer-circulated copy, PDF plotted 16 May 2025) places Kanal plots on 98 streets: 64 North-East, 26 West and 8 around the lake. Its typology table counts 2,647 (2,281 general, 366 corner), the highest corner share of the three sizes at 13.8%. 2,250 plot numbers were legible.

North-East holds most of the Kanal streets and is the farthest from commercial plots (median 620 m). The two lake sectors are the opposite: a park at about 140–160 m and commercial at 200 m, but only 8 streets. 53 of 98 streets have a mosque within 300 m. Nearest Jinnah Avenue: Street 24 (West, about 200 m); Street 1 (Lake East, about 200 m); Street 54 (North-East, about 250 m); Street 23 (West, about 250 m); Street 2 (Lake East, about 250 m). Street 1 in Lake East has the most plots (49); find any of them on the plot map.

A Kanal’s extras, in rupees
A corner, boulevard or park-facing plot adds PKR 7,287,688 (typically 10%, clause 13), and a plot with several such features up to PKR 10,931,531 (15%). 13.8% of Kanal plots are corners on the sheet, more than either smaller size.
The filer’s 236K at 1.25% comes to about PKR 910,961, and the seller’s 236C at 2.75% about PKR 2,004,114. FBR values 500 sq yd at PKR 19,250,000, so we worked the tax on DHA’s price; ask DHA which value it uses. Non-filers and the rest: transfer page.
Kanal asking prices differ by block
On 8 October 2026 ME-2 ads had a median ask of PKR 8.4 Crore (37 ads), ME-3 PKR 8.18 Crore (62) and the Lake District PKR 6.5 Crore (17). Across all 226 Kanal ads the commonest price was PKR 8.5 Crore (85 ads), DHA’s 3-year figure.
Before agreeing the seller’s “own”, ask whether the seller paid the lump sum or is on instalments: a file is not an allotted plot. Full ad sweep.
How the 1 Kanal price has moved
Dealer copies of DHA’s earlier schedules put a Kanal at PKR 42,000,000 in round 1 (24 February 2025) and PKR 56,000,000 in round 2 (20 November 2025). At PKR 72,876,875 the 3rd ballot is 74% above the first and 30% above the second. Every round side by side, with sources.
Who a 1 Kanal plot suits
DHA held a first possession ceremony in May 2026. Its two videos are dated 22 May 2026 and name no block, street, plot size or handover date. Dealer pages say it covered selected ME-2 streets on 21 May 2026; DHA has not published the list, or said whether any 1 Kanal plots were in it. The Lake District is marketed around a lake. DHA’s portal says it is “set to offer” a waterfront, and the EIA says a 500-kanal lake “will be developed”. DHA prices by size, not by block, and the Lake District’s resale asks on 8 October were lower than ME-2’s, not higher. The 1 Kanal decision is therefore really a block decision — read the three side by side.
