3rd ballot, as it stands on 9 September 2026. No draw date has been announced. As of 9 September 2026 the official project site carries no 3rd-ballot draw date and no result, and the result-checker URL used for the first two ballots returns a 404.
DHA has moved Margalla Enclave dates before, so an absence of news is not the same as a cancellation. What we checked, and where.
The money
What a plot actually costs
DHA’s 3rd-ballot residential schedule. The lump-sum column is the number most people quote; the 3-year column is the number most people pay.

The headline price is a floor, not a price. The form’s own footnote excludes DHA charges and government taxes. Clause 13 adds a premium for preferred categories — typically 10% for a corner, boulevard or park-facing plot and up to 15% combined. The management decides the category, not you. On a 1 Kanal that single clause is worth over PKR 7 million.

We read the actual form, not the brochure
The 3rd-ballot prices on this site were transcribed from DHA’s own application form — the PDF dated 14 August 2026, which we re-downloaded on 9 September 2026 to confirm it is still the live document. Several sites ranking above us still publish second-ballot prices and a 15% down payment. It is 20% now.
We publish the inconvenient parts
The refund clause takes 20% of everything you have deposited. Corner and park-facing plots carry a premium of up to 15%. The 2-year plan’s down-payment window is printed as 27 days, not 30. None of that is secret — it is in the form nobody reads to the end.
Sources, not assurances
Every number here names the document it came from and the date we read it. Where we could not verify something — non-filer tax rates, Islamabad stamp duty, DHA’s transfer fee schedule — we say so instead of filling the gap with a confident guess.
A person, in an office you can walk into
Ameer Hamza works from Sector C Avenue, Bahria Enclave, Islamabad — about fifteen minutes from the Margalla Enclave site on the same Zone IV corridor. Not a call centre, not a lead form that sells your number on.
The scheme
Five blocks, 6,990 residential plots
Blocks ME-1 and ME-4 hold the 5 and 10 Marla plots. ME-2 and ME-3 are Kanal blocks; ME-2 is the only part of the scheme where possession has been handed over. The Lake District is the premium address, and the lake is still a plan.
ME-1
The small-plot block. If you are buying a 5 Marla to build on rather than to flip, this and ME-4 are the two blocks that contain them.
ME-2
The most developed block. First possession was handed over on selected ME-2 streets on 21 May 2026 — the only part of the scheme where possession has actually been delivered.
ME-3
Kanal block still at the development stage. Priced against ME-2 but without ME-2's possession record — the discount you see is that difference.
ME-4
The second small-plot block. Read it alongside ME-1: same sizes, different position in the masterplan.
Lake District
The premium address on paper. The lake is planned, not built — price it as a promise until you have seen water.

Has the 3rd ballot been drawn?
The advertised close was 4 September 2026. We checked DHA’s own portal on 9 September 2026 and there is still no draw date. Here is exactly what we found.

Every size, every plan, to the rupee — plus the charges the headline price excludes.
A file is not a plot
Lump-sum buyers get an Allotment Letter. Everyone else is trading Intimation rights. The difference is in clause 8.
Tax at 2.75% and 1.5%
The Finance Act 2026 flattened 236C and 236K. Many dealer pages still quote the old tiered rates.
Checks to run before you pay
Including the one nobody mentions: whose name the pay order must be made out to, and the NTN to match it against.
Ask before you commit, not after
Send the plot number, the block or a photo of the file and you will get a straight answer — including “don’t buy that one” where that is the answer.
