What it will actually cost you

DHA publishes the total and the down payment. It does not publish the quarterly figure, the category premium or the withholding tax — which between them are the numbers you have to find.

Prices and plans are DHA’s, from the application form dated 14 August 2026. The category premium, the quarterly figure and the withholding are our arithmetic on those numbers. DHA charges are excluded — the form’s own footnote says prices exclude them and DHA has not published a schedule we could verify, so the “all-in” figure is indicative and will be higher in practice.

How each line is worked out

  • Plot price — DHA’s published figure for that size and plan. The lump-sum and the 1, 2 and 3-year totals are different numbers, not the same number spread out; the difference is the financing cost.
  • Category premium — clause 13: typically 10% for one preferred category, capped at 15% combined. Applied to the plan price here.
  • Processing fee — paid with the application and gone whatever happens, under clause 3, including if your application is rejected without a reason being given.
  • 236K withholding — 1.5% for filers under the Finance Act 2026. Normally computed on the higher of declared value and the FBR valuation for the area, so treat this as an order of magnitude. The tax page, including what we could not verify.
  • Due within 30 days — 100% on lump sum, 20% down on the instalment plans. Note the form prints 27 days for the 2-year plan.
  • Each quarter — (total − down payment) ÷ number of quarters.

The number to look at

Not the total. The quarterly figure. Clause 7 fixes your payment plan permanently and clause 9 turns two consecutive missed instalments into a default that clause 10 resolves by keeping 20% of everything you have deposited. Pick the plan whose quarterly instalment you could still pay in a bad year, and let the total be whatever it is.
