The structural difference
Margalla Enclave is a joint venture in which the CDA is a partner. Park View City is a private development that is marketed as approved. Those are different relationships with the regulator, and the distinction matters more than any price comparison.
We are being careful with our wording on Park View City deliberately. We could not independently confirm its current approval status against a live CDA register during our research, and we are not going to assert something either way about another company’s legal position on the strength of marketing pages. What we can tell you is how to check it yourself: CDA’s register of illegal and unapproved schemes, which we fetched on 9 September 2026, and a direct question to the CDA about any specific scheme and phase.
The practical difference: where the price comes from
This is the honest advantage, and it is a real one. DHA publishes Margalla Enclave’s prices on an application form you can download, by size and payment plan, to the rupee. We transcribed it and you can check our transcription against the source.
When we researched Park View City prices, the figures we found ranged across a span of roughly four to ten times depending on block, phase and which page we were reading. That is not a criticism of the scheme — big multi-phase developments genuinely do have that spread, and a rate card is not a price list. It does mean that a like-for-like price comparison between the two is not something we can honestly produce, and any site that shows you one has invented the precision.
What to compare instead
- Who is on the other side of the contract, and what happens if they do not deliver. Read the terms — ours are set out clause by clause. Ask for the same from any scheme you are considering, and read the refund and alteration clauses first.
- What is actually built today, on the specific street you would be buying on. Not the scheme, the street.
- What is published versus what is claimed. A developer that publishes a downloadable price schedule and a full set of terms is easier to hold to account than one that does not.
- Where the scheme appears, or does not, on the CDA register. Free, quick, and the same check for everyone.
Those four are answerable. A comparison table of asking prices, in this market, is mostly theatre.
