How the price has moved

Three ballots in about nineteen months. Here is the arithmetic, and an honest account of what it predicts, which is less than you might hope.

Roughly 36% across the three residential sizes in about nineteen months, on the lump-sum column. The second round was reported at around 30% above launch, which puts most of the movement in the first year.

What this does not tell you

These are allotment prices, not market prices. DHA sets the ballot price. It is a decision by a developer about what to charge in the next round — not a market clearing at that level, and not the same thing as a valuation. A rising ballot price tells you what DHA thinks it can charge. It does not tell you what your plot would fetch tomorrow.

The number that would actually answer the investment question is what allotted plots and files have changed hands at, over time, on recorded transfers. We do not have that data. Premium figures do circulate — and every version we could trace led back to marketing pages rather than to completed transactions, so we are not publishing them as fact. A number repeated on five websites that copied one another is one source, not five.

If you want a real read on the resale market, get three independent dealers to quote the same plot and ask each what a recent completed transfer went through at. Where the three answers cluster, you have something. Where they do not, you have learned something too.

What actually drives the price from here

  • Access. The Park Road link and its underpass. The CDA missed its own 30 July 2026 target and no revised date was published. Of everything on this list, this is the one you can watch from a car.
  • Possession spreading beyond ME-2. Delivery on further blocks converts plan into place, and that is what re-rates a scheme.
  • Whether the Lake District is built. Clause 17 permits alteration without remedy, so this is genuinely uncertain rather than merely delayed.
  • The wider market. Interest rates, the rupee, and how much capital is looking for a home in Islamabad property at all. None of it project-specific, all of it decisive.
