Who it suits

A buyer who wants Kanal size and is willing to trade delivered infrastructure for a lower entry price.

ME-3 is the other Kanal block, and the honest way to describe it is by reference to ME-2: same plot size, same scheme, no possession yet. Whatever discount ME-3 trades at against ME-2 in the resale market is that difference, priced.

Whether that discount is generous or mean is a judgement about timing rather than about land, and it is the single most useful question to ask before choosing between the two. If development reaches ME-3 on the pattern ME-2 followed, the gap closes and today’s discount was the opportunity. If it does not, the discount was the market being right.

We are not going to tell you which, because nobody honestly knows, and anyone who gives you a confident answer is selling. What we can tell you is what to watch: the Park Road link, which the CDA missed its own 30 July 2026 target on, and whether kerbs, poles and manhole covers appear on ME-3 streets over the next two quarters. Those are visible from a car.

Ask specifically what physical work exists in ME-3 today, not what is planned for it. Then drive there and check the answer.

What we could not find for this block

DHA publishes prices by plot size and payment plan, not by block, and we found no official source for ME-3’s plot count or its development schedule. If you have been quoted a block-specific price, it is a market price set by whoever is selling, not a DHA price — which is fine, as long as you know which one you are being quoted.

The prices DHA does publish are here, and they apply across the scheme. Anything above them is premium, category or dealer margin.

Before you buy in ME-3

  1. Get the street and plot number, not just the block.
  2. Drive to that street and look at what is on the ground.
  3. Ask whether possession has been announced for that street.
  4. Establish whether you are buying an allotted plot or Intimation rightsthey are different assets.
  5. Run the verification checklist before any money moves.
