The Lake District is Margalla Enclave’s premium address and DHA calls it the community’s signature destination — a waterfront where “nature, leisure and vibrant experiences come together”. It was included in the second balloting alongside ME-1 to ME-4, and it commands a premium.

Here is the sentence the renders leave out: there is no lake. DHA’s own wording is “envisioned” and “set to offer”. The environmental assessment counts the lake within the open-and-green allocation — 1,591.86 acres covering parks, the nullah and the lake together, which meets CDA’s 15% minimum but tells you nothing about when water arrives.

Clause 17, and why it matters here more than anywhere else in the scheme. “The Management also reserves the right to make necessary alterations to the project plan, site dimensions, and amenities, subject to regulatory approvals. Such changes shall not form grounds for cancellation or refund.” If the lake is redesigned, downsized or deferred, you have no contractual remedy. You would be paying a premium today for an amenity the contract explicitly permits to change. The full clause.

None of this means it will not be built. DHA has delivered possession in ME-2 faster than most Zone IV schemes manage anything, and there is no particular reason to doubt intent. It means the premium is a bet on execution, and it should be sized as a bet rather than as a purchase.

Ask what premium you are paying over an equivalent 1 Kanal in ME-2 or ME-3. That number is the price of the lake. Decide whether you want to pay it before it exists.

What we could not find for this block

DHA publishes prices by plot size and payment plan, not by block, and we found no official source for Lake District’s plot count or its development schedule. If you have been quoted a block-specific price, it is a market price set by whoever is selling, not a DHA price — which is fine, as long as you know which one you are being quoted.

The prices DHA does publish are here, and they apply across the scheme. Anything above them is premium, category or dealer margin.

Before you buy in Lake District

  1. Get the street and plot number, not just the block.
  2. Drive to that street and look at what is on the ground.
  3. Ask whether possession has been announced for that street.
  4. Establish whether you are buying an allotted plot or Intimation rightsthey are different assets.
